As you may be aware, insurance commission is normally part of the Agent income, however, this does not work in the interests of Strata schemes as there is a temptation to recommend the insurance company that pays the best commission.
We do not retain insurance commission. We still negotiate commission, but then we rebate it back to the Strata scheme in full, so that there is no incentive to us to recommend other than the very best price for what would be your largest single item of expenditure.

We keep your strata monies in an individual bank trust account for every individual strata plan in the name of the Strata Scheme.
Other strata managers keep the trust money for all of their clients in a single "pooled" bank account, with clients separated only "in their computer".
The individual trust account method of banking has proven to be the safest for strata schemes monies.
“Which Bank?” With banks cutting back staff and closing branches, we have selected the Commonwealth Bank for all of our strata schemes.

Management Is Our Speciality

When you engage the services of First Mark Realty to manage your property, you know your investment will be managed professionally. Our property managers are constantly upgrading their skills by training and up-to-date education and legislations changes and markets trends.
We believe that the total cost of management through our company is the lowest in the industry, however our management fee per year, may be higher than that quoted by others.
The reason for this is that all of our costs are disclosed as part of our management fee and we do not try to "hide" indirect charges.
If you examine other quotes closely, you will find that they charge many "extras" such as "computer fees", "fax charges", "meeting fees", "levy encoding fees", "phone calls", and other charges. Others take insurance commission to supplement their management fee, but we refund the insurance commission in full to the Owners Corporation.
Our Management fee is our only fee, and our only income. The only other charges are postage and photocopying plus any "out-of-pocket" expenditure.
From this we hope that you will agree that the comparison should not be made solely on the management fee but on the total cost plus the service and information rendered.
It is on this basis that we state that we believe that our total package will be the lowest cost available for your Strata scheme.
